Commission Approves New
Facade, Roof For Huxter’s

During Tuesday’s planning commission meeting, a waiver request that will
allow a number of improvements – including facade and roof modifications as
well as landscaping, exterior lighting and parking enhancements – at Huxter’s
Market & Deli and Huxter’s Liquors was unanimously approved.
Dan and Susan Murphy, who purchased the Huxter’s property last November, had
requested waivers to the setback, landscaping and off-street parking requirements of
Sanibel’s Land Development Code to allow for the implementation of various improve-
ments and modifications to a lawfully existing non-conforming commercial building and

market building and modify the front parking spaces to accommodate new landscaping
along the front and side of the building,” said Senior Planner Roy Gibson in delivering
the staff report to the commission. “The applicant is also proposing to install some
new landscaping and replace some existing outdoor light fixtures.”
Gibson also noted that the property had “at least eight existing non-conformities,”
however, the building was constructed in 1971 prior to the city’s incorporation.
“All in all, staff is recommending approval of this application subject to the 10 con-
ditions included in the staff report,” added Gibson.
The most significant condition included staff’s recommendation that the gravel
parking area along the east side property line would be removed and revegetated with
native vegetation which restricts vehicular parking. Dan Murphy explained that since
that area is shaded by trees, customers prefer to park there. However, he agreed to
comply with the condition.
“We feel some stewardship to (Huxter’s), and we have a responsibility to become
good members of the business community,” said Murphy, who noted this would be the
first of a multi-phase series of improvements at the property. “We have a small win-
dow of opportunity in September and October to get this done, and our builder (Scott
Builders, Inc.) has a plan in place to move quickly with these improvements.”
According to Planning Department Director Jim Jordan, the applicant is working
with staff and looking at ways to reduce, improve and eliminate non-conformity at the
property. “The city wants to incentivize property owners to make incremental improve-
ments that will enhance properties that are the essence of the island,” he added.
Following a brief discussion, commissioner Chuck Ketteman made a motion to
approve the waiver request, which was seconded by fellow commissioner Holly Smith.
The motion passed 5 to 0, with chairman Dr. Phillip Marks absent and vice chair Chris
Heidrick abstaining from the vote.
